This three-story, twelve-unit apartment building was added to the inventory of the Soft Weak or Open Front Story Buildings in accordance with the City of Berkeley ordinance BMC19.39. A Seismic evaluation report and retrofit drawings were prepared for this building and have been accepted by the City of Berkeley. A seismic retrofit of the building has been completed, and the building has been removed from the Berkeley inventory of Soft-Story buildings.

New masonry buttress wall outside of the perimeter of the building is being built

This is a soft-story building with masonry walls on the ground floor where traditional reinforcing methods such as plywood shear walls or prefabricates metal walls could not be used. We designed new masonry buttress walls and infill part of the garage or parking opening with a new masonry wall to meet the requirements of the ordinance. New work did not affect parking, existing construction or utilities.
